HOUSE DESIGN (PART-1)


Welcome guys to my channel. In this
video series we’ll be creating a Residential project whose plot area is
0.85 acres.So basically this is my group housing project because as per
Indian bylaws and as per the master plan of that area, if the land use is
residential and the plot area is more than two thousand square meters, then you
can create group housing on that site. So for this particular project I’ll be
using Noida Building bylaws because my site is located in Noida. So let’s get
started. This is my plot area of 0.85 acres where I am going to make my
Residential project it will be only a one tower. This is my shopping complex.
That’s my all of the residential plot and this is my 12 meter wide road which
is my service road that’s for this property. That’s the main road which is
my which my plot is facing which is of 15 meters wide road, that is my main road. That’s my service road which is 12 mts
wide. So, as I have told you that my current
site is located in Noida so we’ll be using Noida Building bylaws. So, this is
my ground coverage which is 35%. FAR 2.75. Front Setback which is 7 mts.The
rear setback is 6 mts and both the side setback are at 4.5 meters. So let’s
calculate the ground coverage. If I click that hatch area, this is my 3643.5 square mts, that is roughly 0.85 acres. So, let’s calculate
the ground coverage. Open the calculator and enter the value over here 3463.6 multiply by 35, divided by 100 that is 1212.26. So, this is the
area that we can cover on the ground which is 1212.26. So, that is the area
which I am going to cover on my ground. So, my total ground coverage is 1212.26
sq.mts. So now, we have total ground coverage
with us. Now, let’s get started with making of that residential block. First i’ll be creating my 3 BHK unit.Go to this layer box.Select the wall layer and
make a rectangle of 4 mts by 4500 mm or 4,000 mm by 4500 mm. This is going to
be my bedroom. Okay. In this project I’ll be taking external walls ,all the
external walls at 230 mm ,which is standard and all the internal walls at
115 mm. So watch this making of layout carefully. That’s going to be my attached toilet for
this bedroom. This is my another bedroom whose area is
going to be slightly less than that master bedroom. Let’s provide another toilet over here.
Now this toilet can be a common toilet or it can be an attached toilet
depending on our layout or the functioning of a layout. So, basically I
am making my 3 BHK and in 3 BHK I am planning to provide two attach toilet and
there will be one common toilet. Now this is my 3rd bedroom. the last bedroom which
is just adjacent to this master bedroom. Extend these external wall lines. So
basically I have completed all my three bedroom and next thing I will be
providing my kitchen and here in this layout I will be preferring to provide
an open kitchen, I mean that kitchen will not be enclosed by the walls. Now, my this
line will be coming under the counter layer. So let’s put this line under the
counter layer. So, that is my open kitchen which is not
having any walls ,which is not enclosed by any walls. Now let’s make an offset of
4 meters or 4000 mm, and that will be my living room or dining room.
Make another offset of 230 mm because here my layout for this 3 BHK unit gets
end. Fill out these lines. So, in this area I’ll be having my dining room and living
room. We will be having the furniture layout afterwards and then the spaces will
be clearly defined, and this will be toilet for this third bedroom. So, this was my toilet for this third
bedroom and now I am just trimming all these unnecessary lines. Now if you see the corridor over here I
think this is more than 1.5 mts wide. I don’t need that much wide corridor. So let’s stretch this line or move this
wall line by 400 mm. Select all these lines. I’m not moving that toilet line.Select
these lines and move it by 400 mm. I have not moved that toilet line
because I don’t want to reduce my toilet width. Now make an offset of 1100 mm from
this line. So automatically we have finalized our width of the corridor and
extend these lines except that toilet line. Select these lines and move to this
line. So, in this way I have finalized my corridor. Extend this counter line as
well to here. Now if I measure this corridor that is
1100 mm wide corridor which is sufficient for this 3 BHK layout. So now let’s provide entrances to the
spaces, and I’ll be providing one meter wide door. So make an offset of one meter
and trim this so this will be my entry. to this master bedroom and provide the
same to this bedroom as well. and the entry for the toilet will be 750
mm wide for this particular project. Now coming to this toilet, this toilet is
going to be my common toilet.So I’m going to provide a wash basin outside
this toilet, so that that wash basin can be used by the guests come into this
house. So let’s select this wall and move it by 500 mm and provide wash basin
outside. Make an offset of 750 mm and that is
going to be my entry to this common toilet, and at this location I’m going to
place my wash basin. Now if I measure this dimension, this
dimension is 535 mm. Here I can provide my cupboard and for cupboard I need 600
mm dimension, so let’s measure this bedroom width which is three meters so
what I’m going to do is I’m going to stretch these entire lines by 65 mm so
that I can make space for this cupboard. for this master bedroom.
This will be the cupboard for my master bedroom which is now 600 mm. So
let’s make a cupboard over here and put this cupboard line under the layer of
cupboard. Probably I don’t have that layer for the cupboard so let’s create a
layer of cupboard, and put that line under the layer of cupboard or CB the
layer that we have just created. Now after this let’s make up entry for
this third bedroom as well, which is one meter wide. And now just adjacent to this bedroom
there’s a big rectangle. I’m going to use this rectangle for the creation of
toilet and a dressing area. So let’s make an offset of one meter and this will be
my dressing area and toilet. I think this is a huge toilet probably I need to
provide a shaft over here for the ventilation of the toilet Fill out these
lines. Make an offset of 600 mm and that will be my cupboard. This is going to be
my toilet entry. Match these lines. So this is my cupboard
for this particular bedroom. that’s one meter wide. So, I think I need
to stretch it by further 200 mm. This will be my entry for this 3 BHK
unit and I’m taking it as 1100 mm wide. Now the next thing is I’m going to
provide my door entry.So this is my door template and I’m going to use this door
template for this particular project in this layout. This door will be opening on other side
so let’s make it correct. Delete this door as well, and mirror this door to
this master bedroom. And in the same way provide entry to all these spaces. For this toilet door you need to resize or
rescale this door because my toilet entry is 750 mm wide. Let’s make an offset of 600 mm. This will
be covered for this particular bedroom and this is my bedroom number 2. Okay.
My master bedroom is bedroom number one. and this is my bedroom number two. And this is the door for the bedroom
number three. So that was my door and now I’m going to
provide my windows. So let’s start with this attached master bedroom toilet. I am
going to provide my window which is going to be 750 mm wide. Now let’s provide door and window for
this second bedroom. With this door you can access the balcony and make an
offset of 1250mm that will be my window. Now let’s do the same I mean provide
that door and window for this master bedroom as well.Make an offset of 400
mm and then start making your door, and then your window. Provide window to this toilet as well. One thing I want to tell you, I have
taken 700 mm width for these windows, by mistakenly I have said 750 so I have
taken 700 instead of 750. Now for this toilet for this third bedroom toilet I
don’t have any, I can’t provide window over there because I think probably at
that side there will be a corridor. Okay. So let’s provide window over here
first and this window is for my dining and living area. So let’s provide
door and then window. This door will be leading towards the balcony as the same
we have done in the bedrooms. So, this was my door and window and now
I’m going to complete my cluster. So drop a vertical projection line and make an
offset of 1500 mm. Give another offset of 300 mm from this line and give another
offset of 1500 mm okay and put all these lines under the layer of stairs. So,
basically I am going to first create my stairs and then I will be completing my
cluster. Extend these external lines make another offset of 1500 mm that will be
my landing. Draw a line over here and this will be
my stair. I think I need to change the color of this stair. I don’t like that
color. So, let’s give it slightly orange type of color or light brown I think
this color is fine and make an offset of 300 mm. I’ll be taking my finish floor to
finish floor level as 300 mm I’m sorry 3,000 mm/ 3 meters so I’ll be providing
10 steps to each flight okay and close this railing from here. And I’m going to stretch my railing from
both the ends by 50mm. Now let’s select all these railing lines
and make them continuous by the command of P EDIT. Make an offset of 50 mm this
is my railing from the top that you will see. So this is my staircase okay and
definitely if I’m having staircase over here so there will be my corridor okay.
So select this entire 3 BHK layout and mirror it to other side as well. So now if you see this toilet I need to
provide a shaft over here for its ventilation. So let’s provide a shaft
over here. Make an offset of 1 meter. So this is my shaft which is going to
provide ventilation to this toilet and to this bedroom as well. Now let’s provide window to that toilet
and this third bedroom through this shaft. Now the next thing will be to provide a
lift so I’ll be providing lift just adjacent to that staircase but, first
let’s make this correct. The lift that I’m going to provide is a 6 passenger
lift and I’ll be using the dimension 1650 X 1500 which is the standard size
for 6 passenger lift. So let’s make a rectangle and give the dimensions
1650 X 1500. And place it just near to that staircase.
Don’t place the lift just to the very next step of that staircase. You need to
provide some offset. Now you see this lift is actually coming inside this 3
BHK so, we have to actually change this particular portion of this unit. So I’m
going to move my lift over here. and I’m going to stretch my staircase
and it will be probably helping me in elevation as well. So let’s stretch my
staircase by 750 mm. Make an offset of 1500 mm and in this way
I have moved my staircase and with this I have got some space so that I can
position my lift. I can offset of 230 mm and place the
lift in right position. I think this is the right position to place the lift. Now let’s provide entry to the lift. I am going to provide 900 mm wide entry
to the lift. So that’s my lift along with the entry
but, now we have to change this entire layout behind the lift okay ,that bedroom,
that toilet and we have to also provide the shaft over here because we
don’t have any other ventilation source for that bedroom and toilet.
So let’s rearrange and remake this layout. So that’s my revised layout for this
particular 3 BHK unit. I think this looks fine. The toilet sizes are descent enough.
They are not that big as other toilets. but for this layout I think it’s fine.
This is my shaft. Stretched by 5 mm to make it exact 1 meter wide. I think we can still make this layout a
little better. So let’s make some more changes. I’m going to stretch my this
entry. Delete that cupboard from there and
stretch my entry by 600 mm and provide my cupboard just adjacent to this entry. Now provide window for that toilet and
for bedroom. So that’s my revised layout and if we
still think that something needs to be done and we can definitely find out the
solution by placing the furniture but for now let’s make now 2 BHK layout. So
this is a common wall for these two units one is 3 BHK and the other will be
2 BHK. Make an offset of 3500 mm. Stretch these external walls. This is my 2HK, so in this 2 BHK
I’ll be having two bedrooms and one attached toilet and the other will be a
common toilet. That’s my kitchen after the living room. Here also I’ll be having open kitchen.My
kitchen will be open from one side. Make an offset of 600 mm and that is my
counter for this kitchen. Let’s measure the space between this
counter and this wall. It’s 1255 mm. I think that’s sufficient to pass at least
two people at same point of time. I think for a 2 BHK layout this is quite
a big kitchen. We can still reduce it so let’s stretch this kitchen. This looks
fine. Now after the kitchen let’s make
bedrooms. Make an offset for this bedroom. Make another offset of 230 mm and fill
it these walls. So I’ll be placing my two bedrooms for 2BHK to the
last point of this layout. Stretch this line by 500 mm ,probably we can use this
space for for storage purposes. So, this is my cupboard just adjacent to
this kitchen. Make another offset of 1100 mm that is going to be my corridor. And now stress these two lines and make
out your bedrooms. So, I’ll be placing two bedrooms just at the end of this
layout. This 2 BHK layout. Make an offset of 57.5 mm on both the sides. So,
currently in this layout with these 2BHK layout I’m going to figure out
this bedroom along with the cupboard. So let’s do that. I think I need to redesign it. This kind
of design is not going to work. So let’s make offset of 1100 mm and redraw that
wall probably in the process of fillet that command,
I mean fillet that wall, that wall has been deleted. So let’s first make toilet
for these two bedrooms one will be attached and other will be common toilet.
So extend this wall. Provide an offset for this toilet and
this toilet will be attached toilet. The toilet will be an attached toilet to
this bedroom. That’s going to be my entry for that
toilet. Now these toilet needs to be ventilated
and definitely, I need to provide shaft for the ventilation as there is no other
source. If you see this is 1850 mm in width so definitely I can increase it
width. Trim this line and provide a shaft for
this toilet. It will be a common shaft. It will be ventilating these two toilets
and one bedroom which is having an attached toilet. So in this space this is i think 900 mm
wide so, I can place my WC over here. For this common toilet and this is my shaft. I think I need to delete all these walls.
I need to redesign this bedroom. Let’s delete these walls and make it
once again. Let’s provide these doors over here. This
is my entry to both the bedrooms. So that’s my bedroom layout along with
the cupboards. I think this looks fine and the sizes are pretty decent enough.
Let’s measure the size. This is my 3800 mm by almost 3800 mm almost. It’s a
square, so I think it’s a very decent size.
Now let’s provide door to the required spaces. So, I have placed my doors and now next I
need to place my windows to the required places. So let’s do it. Now next I need to provide windows through this shaft actually. To this bedroom and these two toilets. So this
entire bedroom will be ventilated through this shaft and these two toilets
will be again ventilated from this shaft only. So let’s provide windows to
this shaft. Now let’s stretch this bedroom window. We
can have a bigger window in the bedroom. Fine. Now one more thing I want to tell
you about the windows. Suppose this is my wall elevation and in this case
I’ll be having my windows like this. Okay, like ventilator. So, that I can easily
place my TV console unit or any other part of furniture in that bedroom. So
this will be my window in the bedroom. So all these lines will be dotted lines. So, now we have these two layouts ready
one is 2BHK and the other one is 3BHK. and the next one will be my 3BHK
TYPE 3 because we already have 3BHK TYPE 2 where the lift is coming in
between that bedroom.
